(Note 2) “Real Property” means real property and leasehold of land. “Trust” means trust beneficiary right in trust of real estate and leasehold of land.
(Note 3) Floor Area is total floor area of a building as described in the land registry. In the case where an ancillary building is registered, the total floor area of the ancillary building is also included in it.
(Note 4) The average building age is a weighted average by acquisition price. (Excluding Shibuya Cross Tower (Land with leasehold interest))
(Note 5) The acquisition price does not include miscellaneous expenses associated with the acquisition of the real property, etc. (real property sales brokerage fee, etc.) In addition, values of less than JPY one million are cut from the acquisition prices.
(Note 6) The ratio is the percentage against the total acquisition value of the entire portfolio, regardless of the search conditions.
(Note 7) The PML value is the percentage of the expense in restoring an earthquake-struck building to pre-earthquake condition to the total replacement value(i.e., total expense incurred from an earthquake divided by replacement value of a building), when assuming a catastrophic earthquake that is likely to occur with a 10% probability over a span of 50 years(a 10% probability of an earthquake occurring in 50 years can be translated into an earthquake with a recurrence span of 475 years or one that might occur once in 475 years).
(Note 8) The acquisition price of JRE Jingumae Media Square Building is the price based on acquisition date, which includes a portion of expropriated site and a portion of extinguished easement.
(Note 9) The acquisition price of Link Square Shinjuku represents the amount left after the acquisition price as of March 24, 2004 of the building (JPY 1,170 million) is subtracted from that of the land and building (JPY 6,670 million) since the former Nippon Brunswick Building on leasehold land was disposed of on August 23, 2013, combines with the acquisition price of the redevelopment building on leasehould land on Apri 20, 2020. Please note that Shinjuku South Gate Project (tentative name) (Land with leasehold interest) was renamed to Link Square Shinjuku (Land with leasehold interest) on August 26, 2019. And Link Square Shinjuku (Land with leasehold interest) was renamed to Link Square Shinjuku since the acquisition on April 20, 2020.
(Note 10) The acquisition price of Shibuya Cross Tower (Land with leasehold interest) represents the amount left after the acquisition price as of November 30, 2001 of the building (JPY 8,076 million) is subtracted from that of the land and building (JPY 34,600 million) since Shibuya Cross Tower (the building on leasehold land) was disposed of on January 18, 2018.
(Note 11) JRE disposed of 51% interest in JRE Dojima Tower on April 1, 2024 ; its acquisition price represents, accordingly, the amount excluding JPY 12,240 million or 51% of the acquisition price (JPY 24,000 million) as of September 1, 2008.
(Note 12) The acquisition price of Lit City Building represents the amount left after the acquisition price as of February 1, 2006 of the retail units (JPY 555 million) is subtracted from that of the land and building (JPY 4,650 million) since the retail units of Lit City Building was disposed of on September 28, 2018.
